We encourage ALL sellers to set up the sale of their properties as 1031 Tax Exchange Sales. A seller can elect later not to reinvest in a tax deferred replacement property, but by setting the sale of the relinquished property initially as an Exchange, the Seller is prepared to take advantage of the following tax deferrals.

15% Federal capital gains tax on Appreciation of Property
25% Federal capital gains tax on Accumulated Depreciation
6% Georgia State capital gains tax on Total of Appreciation and Depreciation
